Architect’s rendering of the consented scheme at 369-377 Kentish Town Road

369 – 377 Kentish Town Road

Community Update

Project Overview

After being granted consent by the London Borough of Camden’s Planning Committee in 2019, Folgate Estates has been progressing its plan to redevelop 369 Kentish Town Road.

Demolition of the existing car wash was carried out in 2022, and J. Murphy & Sons Limited has been appointed as the construction contractor and will be responsible for delivering the works. We are now ready to move to the next stage as we look to deliver 14 high-quality new homes alongside ground-floor commercial space in Kentish Town.

Have your say on the draft Construction Management Plan (CMP)

As the project moves closer to the construction phase, we want to hear the views of local residents and businesses on our draft Construction Management Plan (CMP). The CMP sets out how construction activities will be managed to minimise disruption to local residents and businesses.

If you would like to share your views on our draft CMP, you can get in touch with the team via email at: 369KentishTownRoad@thisislca.com

Construction Working Group

We have now established a Construction Working Group (CWG) to provide regular updates and a forum for ongoing dialogue throughout the construction period.

If you would like to register your interest in joining the Working Group, please contact us at: 369KentishTownRoad@thisislca.com

Approach to construction

Noise and dust

After being granted consent by the London Borough of Camden’s planning committee in 2019, Folgate Estates has been progressing its plan to redevelop 369 Kentish Town Road – demolition of the existing car wash was carried out in 2022, and J. Murphy & Sons Limited has been appointed as the construction contractor and will be responsible for delivering the works.

We are now ready to move to the next stage as we look to deliver 14 high-quality new homes alongside ground-floor commercial space in Kentish Town.

Working Hours

Construction work will be carried out in line with Camden Council’s standard working hours: Monday to Friday 8.00am–6.00pm and Saturdays 8.00am-1.00pm, with no works on Sundays or Bank Holidays.

Construction deliveries and collections will be limited to 9.00am–3.00pm on weekdays to reduce congestion. If works are required outside of these hours for specific activities, prior approval will be sought from the Council and local residents and businesses will be notified in advance.

Traffic Management

Construction vehicles are expected to access the site by traveling along Hampstead Road (A400), before proceeding to Camden High Street, and then accessing the site via Kentish Town Road.

Heavier vehicles and any “abnormal loads” will follow an alternative route via Holloway Road (A1), Tufnell Park Road and Fortess Road.

All vehicles will be reversed into the site by two trained traffic marshals, and will comply with Construction Logistics and Community Safety (CLOCS) standards.

Vehicles will abide by a strict delivery booking system, with only one vehicle attending the site at any time – an off-site holding area will be used if vehicles arrive early.

During construction of the reinforced concrete frame for the building (expected to begin in November 2026) between 9am and 3pm, a temporary pitlane will be set up on Kentish Town Road to allow vehicles easier access to the site – after 3pm, normal traffic will be reinstated to allow for normal flowing traffic.
